A FORTIFIED ranch roof in Lexington.

A low-pitch Lexington ranch with two roof sections. From the street it looks simple; under the shingles, spray foam on the deck meant an extra layer of wood for FORTIFIED approval.

The challenge

Two roof sections, a gentle 4/12 pitch, no valleys and no hips. The hard part was under the shingles: the roof deck had previously been spray foamed from below. To meet FORTIFIED approval, we had to add an extra layer of decking over it.

What we did

Tore off the old roof, added a new layer of decking over the spray-foamed deck so the job could meet FORTIFIED approval, then sealed the roof deck with ice and water shield, then installed CertainTeed Landmark shingles.

The result

A new CertainTeed Landmark roof on a ranch that looks simple from the street. What he paid was $18,030, driven by the extra decking the spray foam made necessary. He also received a $10,000 Strengthen Kentucky Homes grant, which brought his out-of-pocket cost down.

How we built it to the FORTIFIED standard

Spray foam visible at the edge of the old roof deck, with a tape measure

Box of Paslode ring-shank framing nails on the roof deck
Ring-shank nailsRing-shank nails hold the deck down better than smooth nails.
Chalk lines on new OSB decking with a tape measure across them
Nailing linesChalk lines mark where the deck gets nailed, checked with a tape.
Black drip edge nailed along the eave with a tape measure above it

Ice and water shield covering the new roof deck, with chalk lines snapped for shingles
Sealed roof deck (ice and water shield)Ice and water shield across the new deck seals it. We choose it over seam tape because it performs better and has a higher success rate in IBHS approvals.
