We replace roofs in Danville and around Boyle County. Full replacements only, no repairs. If your roof needs a repair rather than a new roof, we’ll tell you that.

What’s different about roofs in Danville?

Older houses, and more layers of history on the roof

Danville’s housing is older than most of the towns around Lexington. According to Census data, the typical home in the city was built in the mid-1970s, and about one in four went up before 1960. Compare that to Georgetown, where more than half the homes are from 2000 or later.

An older house usually means an older roof story. By the time a 1950s or 1960s house needs a new roof, it’s often been reroofed once or twice already. That changes what we look for:

  • How many layers are on there now. Everything comes off to the deck either way.
  • Board decking or old plywood that’s gone soft around chimneys, valleys and the eaves
  • Chimney flashing that’s been patched with tar instead of replaced
  • Attic ventilation that was never set up for the roof that’s on there now

None of that means you need a new roof. It means we look closely before we say you do.

Danville requires a permit for a reroof

Kentucky doesn’t have a state roofing license, so local rules are what count. The City of Danville’s list of work that needs a building permit includes roofing, new or recover, over one square of shingles (100 square feet). Less than that counts as a minor repair. Boyle County’s building office also expects contractors on a permitted job to carry a county contractor’s license and insurance, and contractors working inside city limits need a Danville business license.

Rules can change, and an address outside city limits may be handled differently. We confirm the requirement for your address before the job starts. If you want to check yourself, call Boyle County Building Inspection.

Downtown historic overlay

Danville has a historic overlay district, and exterior changes there go through design review before work starts. That’s the Certificate of Appropriateness process with the Architectural Heritage Board. Routine maintenance is excluded, and small projects that meet the guidelines can be approved by staff. Changing the roof material or the roof’s shape is the kind of thing that goes to the board. If your house is in the district, we sort that out before we write the scope.

Storms

Boyle County’s worst recent weather has been wind, not hail. On December 11, 2021, the National Weather Service logged tornado damage at several points across the county, rated as strong as EF2 near Shelby City. Most hail reports in the county over the last ten years were an inch or smaller. A storm doesn’t automatically mean you need a new roof. We’ll show you what the wind actually did.

  1. Inspection.

We get on the roof and photograph what we find. If it doesn’t need replacing, we tell you.

  2. Scope and price in writing.

You see exactly what we’ll do and what it costs before you decide.

  3. Tear-off to the deck.

Every roof comes off down to the deck. We photograph the bare deck, the underlayment, the drip edge and the flashing before each one is covered.

  4. Cleanup and handoff.

We clean up, walk it with you, and you get the photo record. Your roof carries our 10-year workmanship warranty, and we’re a CertainTeed ShingleMaster.

Inside Danville city limits, a reroof needs a permit. We confirm it for your address before we start.

Danville roofing questions.

Do I need a permit to replace my roof in Danville?
Inside city limits, yes. Danville’s permit list covers any reroof over one square (100 square feet). Outside the city, check with Boyle County Building Inspection. We confirm it for your address either way.
My house is old. Will you find problems under the shingles?
Sometimes. We photograph the deck once the old roof is off. If boards or sheets are bad, we show you before they’re replaced.
My house is downtown. Is it in the historic district?
It might be. Exterior changes in Danville’s historic overlay need a Certificate of Appropriateness first. Ask the city’s preservation staff, or ask us and we’ll check.
Will you work with my insurance company?
Yes, any carrier. After you file a claim, we can meet the adjuster and walk the roof with them. Coverage is between you and your insurer. We don’t pay or waive deductibles. That’s against Kentucky law.
Do you work outside Danville?
Call and ask about your address. We’re based in Lexington, and we also have pages for Nicholasville and Richmond.

Four rules. Every job.

  • Tell the truth. If it doesn’t need replacing, we say so.
  • Document everything. Every layer photographed before it’s covered.
  • Communicate clearly. You always know what’s next, and who to call.
  • Own the outcome. If something goes wrong, we make it right.
