Roof replacement in Louisville, KY

We’re a Lexington company, and we take roof replacement jobs in Louisville. We want to be upfront about that, because it’s a fair thing to weigh. If you’d rather hire a roofer who’s ten minutes away, that’s a reasonable choice. What you’d get from us: every layer photographed and a 10-year workmanship warranty.

There’s no charge for the inspection and nothing to sign. If the roof doesn’t need replacing, we’ll tell you.

What’s different about roofs in Louisville?

Metro’s permit rule hinges on the deck

Louisville Metro’s Construction Review office is clear about this: in general, reroofing doesn’t need a building permit, and Metro doesn’t inspect it. But if any structural part of the roof is replaced, including the roof deck, a permit is required.

This is one of those places where the details matter. Nobody knows for sure what the deck looks like until the old shingles come off. If the deck has to be replaced, the job needs a permit. We’ll tell you at the inspection if the deck looks like it might, before anything’s signed.

Metro also spells out when new shingles can’t go over old ones: when the existing roof is water-soaked or badly deteriorated, when it’s slate, clay, cement or asbestos-cement tile, or when there are already two or more layers. We don’t do overlays anyway. Every roof we do comes off to the deck. We do full replacements only, no repairs.

Preservation districts need a Certificate of Appropriateness

Louisville has several local preservation districts, and individual landmarks are covered too. Exterior changes there need a Certificate of Appropriateness from Metro’s Landmarks staff, and bigger changes can go to a review committee.

The practical advice: if you’re in one of those districts, build that review time into your plans, and don’t let anyone order materials before you have the approval.

Older housing than you’d guess

According to Census data, the typical home in Louisville Metro was built around 1971, and more than a third were built before 1960. Older homes are where more surprises turn up at tear-off: board decking, multiple layers, flashing that’s been patched for decades. That’s why the permit question above comes up more often here than in a newer suburb.

Storms

Jefferson County logs more severe hail and wind reports with the National Weather Service than any other county we work in. Part of that is simply that more people live there to report them. Either way, storms here are frequent enough that it’s worth knowing what’s on your roof before the next one.

  1. Inspection.

We get on the roof and photograph what we find. If it doesn’t need replacing, we tell you.

  2. Scope and price in writing.

You see exactly what we’ll do and what it costs before you decide.

  3. Tear-off to the deck.

Every roof comes off down to the deck. We photograph the bare deck, the underlayment, the drip edge and the flashing before each one is covered.

  4. Cleanup and handoff.

We clean up, walk it with you, and you get the photo record. Your roof carries our 10-year workmanship warranty, and we’re a CertainTeed ShingleMaster.

If the deck needs replacing, Metro requires a permit, and we’ll tell you before anything’s signed.

Louisville roofing questions.

Do I need a permit to replace my roof in Louisville?
Not for a standard reroof, per Louisville Metro. You do need one if the roof deck, rafters or other structural parts are replaced. If you’re in a preservation district or own a landmark, you also need a Certificate of Appropriateness.
Will you work with my insurance company?
Yes, any carrier. After you file, we can meet the adjuster at the house. Coverage is between you and your insurer. We don’t promise outcomes, and Kentucky law prohibits contractors from paying or waiving deductibles.
Do the smaller cities inside Jefferson County have their own rules?
Some do, so check with your city for your address before work starts.

Four rules. Every job.

  • Tell the truth. If it doesn’t need replacing, we say so.
  • Document everything. Every layer photographed before it’s covered.
  • Communicate clearly. You always know what’s next, and who to call.
  • Own the outcome. If something goes wrong, we make it right.
