Roof replacement in Frankfort, KY

Frankfort is a short drive west of our Lexington office, and we’ve replaced roofs on some of its older houses this year. We do full replacements only, plus gutters, guards and siding. We don’t do roof repairs. If a repair is what your roof needs, we’ll say so.

There’s no charge for the inspection and nothing to sign. If the roof doesn’t need replacing, we’ll tell you.

What’s different about roofs in Frankfort?

Older houses than most of Central Kentucky

According to Census data, the typical Frankfort home was built around 1972, and nearly a third were built before 1960. That’s older than Lexington, Georgetown, Nicholasville or Richmond.

Older houses hide things under the shingles. A common one is board decking: the roof was originally sheathed in individual planks, not plywood. Boards can be perfectly sound, but they have gaps. On the Frankfort Cape Cod below, we tore off to the deck and put new sheathing down before anything else went on.

That kind of work changes the price, so we photograph it and show you.

The historic districts have real roof rules

Frankfort has three local districts with design review: Special Historic, Special Capital, and Central Business. Much of South Frankfort, the neighborhood between the river and the Capitol, falls inside them. If your house does too, the city’s design guidelines apply to your roof. In plain English:

  • Replacing in kind doesn’t need design review. If you’re replacing asphalt shingles with similar asphalt shingles, that’s treated as in-kind work. Anything else, like a different material or a change to the roof’s shape, gets reviewed.
  • Keep the original roof shape and the details that give it character: dormers, chimneys, cornices, brackets.
  • In the Special Historic district, the guidelines say low-profile asphalt shingles in dark shades are the better fit.

Gutters are where people get caught. Street-facing box gutters have to stay box gutters. New hanging gutters are supposed to be half-round with round downspouts unless the Board approves something else, and PVC gutters aren’t allowed in any historic district. The gutters we install are 6-inch seamless aluminum. If your house needs half-round or box gutters to meet the guidelines, we’ll tell you up front.

Check your address with the city’s Historic Preservation office before you pick materials.

Permits

Building permits in Frankfort go through the city’s Planning & Community Development office. Rafter or structural work needs a permit. For a straight reroof, call Building & Construction to confirm for your address. Kentucky has no state roofing license.

  1. Inspection.

We get on the roof and photograph what we find. If it doesn’t need replacing, we tell you.

  2. Scope and price in writing.

You see exactly what we’ll do and what it costs before you decide.

  3. Tear-off to the deck.

Every roof comes off down to the deck. We photograph the bare deck, the underlayment, the drip edge and the flashing before each one is covered.

  4. Cleanup and handoff.

We clean up, walk it with you, and you get the photo record. Your roof carries our 10-year workmanship warranty, and we’re a CertainTeed ShingleMaster.

In a historic district, we check what the guidelines require before we write the scope.

Frankfort roofing questions.

My house is in South Frankfort. Can I replace my roof?
Usually, yes. Replacing asphalt shingles with similar asphalt shingles is in-kind work and doesn’t need design review. Changing materials or the roof’s shape does. Check with the city first if you’re not sure which district you’re in.
Can I put new gutters on a house in the historic district?
Yes, but not just any gutters. PVC isn’t allowed in any historic district, street-facing box gutters have to stay box gutters, and new hanging gutters are supposed to be half-round unless the Board approves otherwise.
What if you find bad decking?
We photograph it and show you. Damaged deck sheets are replaced with new 7/16-inch OSB before anything else goes on.
Will you work with my insurance company?
Yes, any carrier. After you file, we can meet the adjuster. Coverage is between you and your insurer, and we don’t pay or waive deductibles. That’s against Kentucky law.
Do you work outside Frankfort city limits?
Call and ask about your address. We also have pages for Versailles and Lexington, where we’re based.

Four rules. Every job.

  • Tell the truth. If it doesn’t need replacing, we say so.
  • Document everything. Every layer photographed before it’s covered.
  • Communicate clearly. You always know what’s next, and who to call.
  • Own the outcome. If something goes wrong, we make it right.
