What’s different about roofs in Richmond?

Richmond has had real storms

On the night of June 25, 2023, the National Weather Service surveyed what it called a macroburst near Richmond: a burst of straight-line wind that took down trees and damaged homes, barns and roofs across parts of Madison County. The same storms dropped hail up to 2.75 inches, about baseball size, just north of town.

Wind and hail leave different marks. Hail bruises shingles and knocks granules loose, sometimes in ways you can’t see from the ground. Wind lifts and creases tabs or takes shingles off entirely. A roof can look fine from the driveway and still have damage. It can also look rough and be fine. An inspection with photos settles it.

What happens after a big storm, and what Kentucky law says about it

After a storm like that, out-of-town roofers show up knocking on doors. Some are fine. Some aren’t. Kentucky has a law aimed at this, KRS 367.628. When a roof is expected to be paid for with insurance money, a contractor can’t:

  • Offer to pay or rebate any part of your deductible to get the job
  • Give you a discount or allowance against their price
  • Give you more than $100 in bonuses, gifts, credits or referral fees
  • Represent you or negotiate your claim for you, as a public adjuster or otherwise

A contractor can give you an estimate, and after you’ve filed, talk with your insurance company’s representative about the damage. If a roofer offers to “take care of your deductible,” that’s your answer about that roofer. More in how to spot an out-of-state storm chaser.

City limits matter for the rules

Richmond’s Building Inspection department covers addresses inside city limits; county addresses are handled separately. Call Richmond Building Inspection to confirm whether your project needs a permit. If your house is in Richmond’s historic district, exterior changes go to the Architectural Review Board first, and Planning & Zoning can tell you whether you’re in it.

Mostly newer houses

According to Census data, about seven in ten Richmond homes were built in 1980 or later, and the typical one dates to the mid-1990s. That’s a lot of 20- to 40-year-old houses on their first or second replacement roof.

  1. Inspection.

We get on the roof and photograph what we find. If it doesn’t need replacing, we tell you.

  2. Scope and price in writing.

You see exactly what we’ll do and what it costs before you decide.

  3. Tear-off to the deck.

Every roof comes off down to the deck. We photograph the bare deck, the underlayment, the drip edge and the flashing before each one is covered.

  4. Cleanup and handoff.

We clean up, walk it with you, and you get the photo record. Your roof carries our 10-year workmanship warranty, and we’re a CertainTeed ShingleMaster.

If you’re filing a claim, the inspection photos are yours to send your insurance company.

Richmond roofing questions.

A roofer knocked on my door after a storm. Should I sign?
Not on the spot. Get an inspection with photos, check the company out, and don’t sign anything that hands your claim to them or promises a deductible deal. Then decide.
Do I need a permit to replace my roof in Richmond?
Call Richmond Building Inspection to confirm for your address. If you’re in the historic district, exterior changes need Architectural Review Board approval.
Can you tell whether my roof was damaged in a past storm?
We can tell you what damage is on the roof and photograph it. Whether a past storm is still covered depends on your policy and your insurer, so ask them about deadlines.
Will you work with my insurance company?
Yes, any carrier. After you file, we can meet the adjuster and walk the roof with them. Coverage decisions are between you and your insurer. We won’t promise an outcome.
Do you work in the rest of Madison County?
Call and ask about your address. We’re based in Lexington.

Four rules. Every job.

  • Tell the truth. If it doesn’t need replacing, we say so.
  • Document everything. Every layer photographed before it’s covered.
  • Communicate clearly. You always know what’s next, and who to call.
  • Own the outcome. If something goes wrong, we make it right.
