Roof replacement in Georgetown, KY
Georgetown is a short drive up I-75 from our Lexington office, and we replace roofs here. We do full roof replacements only, no repairs. If your roof needs a repair rather than a new roof, we’ll say so.
There’s no charge for the inspection and nothing to sign. If the roof doesn’t need replacing, we’ll tell you.
What’s different about roofs in Georgetown?
A lot of the town’s roofs were installed in the same decade
Georgetown has changed a lot since Toyota’s plant opened in 1988, and the housing shows it. According to Census data, more than half of the homes in the city were built in 2000 or later. That’s the newest housing of any town around Lexington.
Here’s what that means for roofs. A house built in 2003 that still has its original roof has a 20-plus-year-old roof. Multiply that across whole subdivisions built in the same few years and you get a lot of roofs reaching the same point at about the same time.
That doesn’t mean yours needs replacing. Age alone isn’t a reason. What I’d actually look at on a 20-year-old roof:
- Shingles that have lost a lot of their granules, especially on the south and west slopes
- Tabs that have lifted or creased in the wind
- Rubber pipe boots that have cracked
- Flashing where the roof meets a wall or a chimney
If those are in decent shape, you may have years left. We’ll tell you that if it’s true.
Check your HOA before you pick a color
Many Georgetown subdivisions have HOAs, and some have rules about shingle color or style. Read your covenants, or ask your HOA, before you choose. It’s a lot easier than redoing a roof the board didn’t approve.
Permits: ask the building office
Kentucky has no state roofing license, so local rules are what count. Georgetown-Scott County Building Inspection handles permits here, and its published guidance doesn’t say plainly whether a like-for-like reroof needs one. Call Building Inspection to confirm for your address. We’ll check before the job too.
Storms
Scott County doesn’t have a long list of big hail events in recent National Weather Service records. Wind does more of the damage here: lifted tabs, a few shingles gone off a ridge. A wind-damaged roof isn’t automatically a roof that needs replacing. Sometimes it is. We’ll show you which.

Georgetown roofing questions.
- My house was built in the early 2000s. Does it need a new roof?
- Not necessarily. Plenty of 20-year-old roofs have life left. Get it inspected, look at the photos, and decide from what’s actually on the roof, not from the year on the deed.
- Do I need a permit to replace my roof in Georgetown?
- Call Georgetown-Scott County Building Inspection to confirm the current rule for your address. We check before every job too.
- Can you match my HOA’s approved colors?
- Usually, yes. Bring us the HOA’s rules or approved list. CertainTeed is our standard, and we install all shingle lines, so we’ll show you options that fit.
- Will you work with my insurance company?
- Yes, whoever your carrier is. After you file a claim, we can meet the adjuster and walk the roof with them. Coverage is between you and your insurer. We don’t promise outcomes, and we don’t pay or waive deductibles. That’s against Kentucky law.
- Do you work in the towns around Georgetown?
- We’re based in Lexington, and we also have pages for Versailles and Frankfort. Call and ask about your address.
Four rules. Every job.
- Tell the truth. If it doesn’t need replacing, we say so.
- Document everything. Every layer photographed before it’s covered.
- Communicate clearly. You always know what’s next, and who to call.
- Own the outcome. If something goes wrong, we make it right.
Schedule your inspection.
We inspect it, photograph it and explain exactly what we found.
There’s no charge for the inspection and nothing to sign. If the roof doesn’t need replacing, we’ll tell you.
