Roof replacement in Lexington, KY

We’re a Lexington company. Our office is here, and most of the roofs we’ve replaced are here. We do one thing on roofs: full replacement. If a repair would fix your roof, we’ll tell you, and you can call someone who does repairs.

We’re registered as a contractor with the City of Lexington.

There’s no charge for the inspection and nothing to sign. If the roof doesn’t need replacing, we’ll tell you.

What’s different about roofs in Lexington?

Nobody from the city inspects a reroof

Lexington doesn’t require a building permit for a standard residential roof replacement. That surprises people, and a lot of websites say otherwise. For an ordinary tear-off and reroof on a house, there’s no permit and no city inspection.

Less hassle, sure. But here’s the problem: nobody independent looks at the deck, the flashing or the nailing before it’s covered up. The only check is the contractor’s own standard.

So we photograph every layer before it disappears: bare deck, underlayment, drip edge, flashing. You get those photos. If you sell the house or file a claim later, you can show what’s actually under the shingles.

Structural work is different. If rafters need replacing or you’re changing the roof’s shape, that’s permit territory. Lexington-Fayette Building Inspection can tell you what your project needs.

Contractors have to register with the city

Lexington requires contractors to register with Building Inspection. It’s a fair thing to ask any roofer about. We’re registered.

Historic districts have their own rules

Lexington has 15 local historic districts (the H-1 overlay), including Gratz Park, Ashland Park and Bell Court. If your house is in one, exterior changes need a Certificate of Appropriateness from the city’s Historic Preservation office. Staff can approve minor changes. Bigger ones go to the Board of Architectural Review.

Not sure if you’re in one? The city’s historic district permit page explains the process, and we’ll check your address before we write the scope.

A lot of Lexington houses are on their second or third roof

According to Census data, more than half of Lexington’s homes were built between 1960 and 1999. On a 1980s or ’90s house, the roof you have now is probably the original or the first replacement.

On older homes we sometimes find board decking under the shingles, which has to be dealt with before a new roof goes on. We found exactly that on a ranch here this year and covered it with new sheathing.

Hail here is real, but it’s patchy

Lexington doesn’t get hammered every spring, but when it does it can be serious. On May 19, 2022, the National Weather Service recorded baseball-size hail in the Chilesburg area of Fayette County. One street gets it and the next one over doesn’t, so a neighbor’s claim doesn’t tell you much about your roof. An inspection does.

FORTIFIED roofs and the state grant

Several of our Lexington roofs this year were FORTIFIED roofs funded through Strengthen Kentucky Homes, the state’s grant program. Round 1 applications closed Oct 1, 2026, and the state says applicants already on the waitlist get first priority if future rounds open. What a FORTIFIED roof changes

  1. Inspection.

We get on the roof and photograph what we find. If it doesn’t need replacing, we tell you.

  2. Scope and price in writing.

You see exactly what we’ll do and what it costs before you decide.

  3. Tear-off to the deck.

Every roof comes off down to the deck. We photograph the bare deck, the underlayment, the drip edge and the flashing before each one is covered.

  4. Cleanup and handoff.

We clean up, walk it with you, and you get the photo record. Your roof carries our 10-year workmanship warranty, and we’re a CertainTeed ShingleMaster.

No permit is needed for a standard reroof here, so our photos are your record of what went on the roof.

Lexington roofing questions.

Do I need a permit to replace my roof in Lexington?
Not for a standard residential reroof. You do need one for structural work like replacing rafters or changing the roof’s shape. And if you’re in an H-1 historic district, you need a Certificate of Appropriateness for exterior changes whether or not a building permit is involved.
How long does a roof replacement take?
Most replacements take 1 to 3 days, depending on the roof and the weather. You’ll know the schedule before work starts.
Will you work with my insurance company?
Yes, whichever company you have. If you’ve filed a claim, we can meet the adjuster at the house and walk the roof with them. What gets covered is between you and your insurer. We can’t promise an outcome, and we won’t pay or waive any part of your deductible. That’s illegal in Kentucky, and it should make you wary of anyone who offers it.
Do you work outside Lexington?
Yes. We also have pages for Georgetown, Nicholasville, Versailles, Richmond, Frankfort and Louisville, and we work in Cincinnati and Northern Kentucky.
Do you do roof repairs?
No. We only do full replacements. If what you need is a repair, we’ll tell you.
What does building code cover on a Lexington reroof?
Christian explains it in what Lexington building codes mean for your roof replacement.

Four rules. Every job.

  • Tell the truth. If it doesn’t need replacing, we say so.
  • Document everything. Every layer photographed before it’s covered.
  • Communicate clearly. You always know what’s next, and who to call.
  • Own the outcome. If something goes wrong, we make it right.
