Commercial roofing · Lexington & Cincinnati/NKY
Commercial roofs, documented for whoever signs off.
Churches, apartment buildings, offices and similar properties. The decision usually goes through a board, an owner or a manager who never climbs up there. So you get a written scope, a line-by-line price and photos of what we found.
There’s no charge for the inspection and nothing to sign. If the roof doesn’t need replacing, we’ll tell you.

What decision-makers ask us.
The questions that come up before anyone signs.
What does the board or owner actually get?
A written scope that says what we’ll do, and a price broken out line by line. It’s the same proposal format we use on every roof.
Most boards and owners don’t decide in one meeting. That’s fine. The proposal is written so it still makes sense to someone reading it a few weeks later.
Can we share the photos?
Yes. The inspection comes with photos of what we found, and every layer of the new roof is photographed before it’s covered. Those photos are yours. They’re usually the easiest way to show people who weren’t on the roof why the money is being spent.
Is a bigger roof just a bigger job?
Not quite. A bigger roof has more places for water to get in: valleys, walls where a lower roof meets a taller one, the base of a steeple, every pipe and vent. Those are the spots we look at hardest and photograph most. For sections that are tall or hard to reach, we use drone photos.
What if the damage is from a storm?
It works a lot like it does on a house, usually with a commercial policy. The property owner files the claim, and coverage is between the owner and the insurance company. We photograph the damage and write an accurate scope. After the claim is filed, we can meet the adjuster on the roof and show them what we found.
Nobody can honestly promise a claim will be approved or what it will pay, and we won’t. We also don’t pay or waive deductibles. That’s against Kentucky law.
Christian spent 15 years in insurance, so if the board or owner has questions about how a claim works, he’ll explain it in plain English. Here’s more on storm damage and insurance.
Should the gutters be part of it?
Maybe. A big roof sends a lot of water to the gutters fast. If they overflow or the downspouts dump next to the foundation, that water ends up in the basement or the lower floor. We check size, slope, fastening and where every downspout discharges, and we’ll tell you whether the gutters should be part of the job. More on gutters.
Three kinds of buildings. Three different calendars.
The roof work is the same. What changes is who has to sign off and who’s in the building while we work.
Church boards and committees
Most of the committee never sees the roof, so the proposal has to do the explaining. You get a written scope and a line-by-line price the board can vote on. If you want options, like the roof alone versus the roof plus new gutters, we’ll price it both ways.
The photos are yours to share with members, in a board packet or a newsletter. We plan the work around service times and what’s already on the church calendar.
Property managers and apartment owners
People live under the roof while we work. We agree on the schedule with you up front, so you can give tenants notice. Landscaping is protected, and the site gets a magnetic nail sweep before we leave, so parking areas and walkways are clear.
Every layer is photographed before it’s covered, which gives you a record for your files and for owners who aren’t on site.
Office and business owners
Tell us your business hours and when customers come and go, and we plan around them. You get the schedule in writing before work starts.
While the job is running, you always know what’s next and who to call.
Roof systems we install.

One building can need more than one. A church with a steep sanctuary and a flat fellowship hall is a common example. We’ll tell you which fits each section and why.
- Shingles
- Asphalt shingles, for steep-slope roofs: a sanctuary, a pitched apartment roof, a smaller office building.
- TPO
- A single-ply membrane, usually white, for flat or low-slope roofs. You see it on fellowship halls, offices and apartment buildings with flat sections. The seams are heat-welded.
- EPDM
- A rubber membrane, usually black, for the same kinds of flat or low-slope roofs as TPO. Which of the two makes sense depends on the building and the budget, and the proposal explains the tradeoff.
- Metal
- Metal roofing, usually chosen when durability is the priority. We install standing seam and exposed-fastener panels. More on metal roofing.
Documented, step by step.
You get a photo of every step that ends up hidden.
Inspection
Christian or Addam walks the roof and photographs what we find, including valleys, walls, penetrations and gutters.

Adam Louis and Taylor Davis are some of the best people to work with. Great communication through the whole process and broke everything down easy to understand what was being done or needed to be done.
Adam's team came in early in the morning and worked fast and efficient getting the new roof put on just about a half of day. The yard was cleaned up nice and no signs they where here except for the advertisement sign in the front yard.
I would highly recommend undercover roofing just alone the price and honestly of these guys won me over.

I recently had UnderCover replace our roof, and we couldn’t be happier with the results. From the initial inspection with Christian to the final walkthrough with Adam their team was very professional and transparent. We received a fair, detailed quote and there were no surprises. They communicated every step of the way. The crew was efficient, completing the job in one day! They took great care to protect my landscaping. They really did an amazing job of the cleanup. I feel very blessed that we have our new roof it made our home look very nice. I highly recommend UnderCover Roofing.

Undercover Roofing just replaced my roof and did an excellent job. Their professionalism and communication was top-notch. Their workers were amazing. They knew exactly what they were doing. I was super impressed with their cleanup and their timely response in this huge job. I very rarely recommend companies anymore, but I was here for the entire process and witnessed the work ethics of the workers and the owners and highly recommend them if you have any Roofing jobs. They did an outstanding job and staying in touch with me the entire time Christian and Addam were both professional and amazing. I highly recommend this company.

- No. We do full replacements. If a repair is what the building needs, we’ll say so.

- It depends on the size of the roof and the weather. You’ll get the schedule in writing before work starts, planned around your calendar.

- A workmanship warranty from us plus the manufacturer’s warranty on the materials. The terms for your building are in writing in the proposal.

- No. We inspect the roof, photograph what we find and walk you through it. There’s nothing to sign.
Four rules. Every job.
- Tell the truth. If it doesn’t need replacing, we say so.
- Document everything. Every layer photographed before it’s covered.

- Own the outcome. If something goes wrong, we make it right.
