Roof replacement in Nicholasville, KY
Nicholasville is just down US-27 from our Lexington office, and we replace roofs here. We do full roof replacements only, no repairs. If a repair is all you need, we’ll tell you.
There’s no charge for the inspection and nothing to sign. If the roof doesn’t need replacing, we’ll tell you.
What’s different about roofs in Nicholasville?
A lot of 1990s houses, and a lot of second roofs
According to Census data, the typical home in Nicholasville was built in the early 1990s, and about seven in ten were built in 1980 or later. That puts a lot of houses here on their second roof. Some of them are about to need a third.
This is where the details matter. Some reroofs go right over the old shingles instead of tearing off. That’s called an overlay, and the code allows it in limited cases. It’s cheaper up front. The catch is that nobody looked at the deck, and the house now has two layers of shingles.
The residential code doesn’t allow a third layer. If you have two, both come off. We tear every roof down to the deck anyway, so we can see what’s under it. If there’s an overlay on your house, we’ll point it out at the inspection, because it changes the tear-off work and the price.
City or county? It matters for permits
Nicholasville has its own planning and permit office, and unincorporated Jessamine County has a separate one. Your mailing address can say Nicholasville even if you’re outside city limits.
Neither office publishes a clear answer on whether a like-for-like reroof needs a permit, so call to confirm for your address: City of Nicholasville Planning & Zoning, or Jessamine County Planning & Zoning outside city limits. We check before the job too.
Hail: May 19, 2022
That night the National Weather Service logged hail up to 2.75 inches, about baseball size, at Wilmore. The same storm system put baseball-size hail in eastern Fayette County. A storm like that damages some roofs badly and misses houses a mile away. If you weren’t sure at the time whether your roof was hit, an inspection now can still tell you what’s up there.
Whether an old storm is still claimable is a question for your insurance company and your policy, not for us.

How it works.
Inspection.
We get on the roof and photograph what we find. If it doesn’t need replacing, we tell you.
Scope and price in writing.
You see exactly what we’ll do and what it costs before you decide.
Tear-off to the deck.
Every roof comes off down to the deck. We photograph the bare deck, the underlayment, the drip edge and the flashing before each one is covered.
Cleanup and handoff.
We clean up, walk it with you, and you get the photo record. Your roof carries our 10-year workmanship warranty, and we’re a CertainTeed ShingleMaster.
If we find an overlay or soft decking at tear-off, we photograph it and show you before the new roof goes on.
Nicholasville roofing questions.
- Do I need a permit to replace my roof in Nicholasville?
- It depends on whether you’re in the city or the county. Call the city or county planning office to confirm for your address. We check before every job too.
- I think my roof has two layers. Is that a problem?
- It isn’t an emergency. But it does mean more tear-off work, and the new roof can’t go over it. Both layers come off, and we look at the deck underneath.
- How long will the job take?
- Most replacements take 1 to 3 days, depending on the roof and the weather. A second layer to tear off adds work. You’ll know the schedule before work starts.
- Will you work with my insurance company?
- Yes, any carrier. After you file, we can meet the adjuster at the house. What’s covered is between you and your insurer. We don’t promise approvals, and Kentucky law bars contractors from paying or waiving deductibles.
- Do you work in the rest of Jessamine County?
- Call and ask about your address. We’re based in Lexington, just up the road.
Four rules. Every job.
- Tell the truth. If it doesn’t need replacing, we say so.
- Document everything. Every layer photographed before it’s covered.
- Communicate clearly. You always know what’s next, and who to call.
- Own the outcome. If something goes wrong, we make it right.
