Roof replacement in Versailles, KY

Versailles is a short drive west of our Lexington office. We replace roofs here, and we put in the gutters and drainage that go with them. We don’t do roof repairs. If a repair is what you need, we’ll tell you.

There’s no charge for the inspection and nothing to sign. If the roof doesn’t need replacing, we’ll tell you.

What’s different about roofs in Versailles?

No permit for a standard reroof, and that’s in writing

Some towns make you guess. Woodford County doesn’t. The Versailles-Midway-Woodford County Planning Commission lists “install or replace siding or a roof” as work that doesn’t need a permit, along with ordinary repairs that aren’t structural.

The flip side is the same as anywhere without a reroof permit: nobody from the county inspects the deck or the flashing before it’s covered. That’s why we photograph every layer and give you the photos.

If the job turns structural, like replacing rafters or changing the roof’s shape, that’s a different conversation with the Planning Commission.

Historic properties need a sign-off first

Downtown Versailles is on the National Register of Historic Places. National Register listing by itself doesn’t restrict what you do to your house. But Woodford County also has local historic overlay districts and designated historic sites, and those are a different matter. Exterior changes there go through the Board of Architectural Review, which issues Certificates of Appropriateness.

If your house is downtown or might be historic, ask the Planning Commission whether you’re in an overlay before you choose materials.

Old houses and newer subdivisions, sometimes on the same street

According to Census data, about one in eight Versailles homes was built before 1940, and more than half were built after 1980. That’s a wide range of roofs: older homes where board decking and chimney flashing need real attention, and 1980s and ’90s ranches on their second roof.

Water off the roof has to go somewhere

On the Versailles job below, the roof wasn’t the only problem. The downspouts were dumping water right at the foundation. We added downspout extensions to carry it away from the house. It isn’t glamorous work. It’s often the difference between a dry crawlspace and a wet one.

If you’re replacing the roof, it’s the best time to look at gutters too. We install 6-inch seamless aluminum gutters and gutter guards.

  1. Inspection.

We get on the roof and photograph what we find. If it doesn’t need replacing, we tell you.

  2. Scope and price in writing.

You see exactly what we’ll do and what it costs before you decide.

  3. Tear-off to the deck.

Every roof comes off down to the deck. We photograph the bare deck, the underlayment, the drip edge and the flashing before each one is covered.

  4. Cleanup and handoff.

We clean up, walk it with you, and you get the photo record. Your roof carries our 10-year workmanship warranty, and we’re a CertainTeed ShingleMaster.

No county permit is needed for a standard reroof, so the photos we hand you are the record.

Versailles roofing questions.

Do I need a permit to replace my roof in Versailles?
No, not for a standard roof replacement. The Planning Commission lists roof replacement as exempt. Structural work is different, and so is work on a property in a local historic overlay, which needs a Certificate of Appropriateness from the Board of Architectural Review.
My house is old. Will you find problems under the shingles?
Sometimes. Older houses often have board decking instead of plywood or OSB, and chimney flashing that’s been patched more than once. We photograph what we find at tear-off and show you. Damaged deck sheets are replaced with new 7/16-inch OSB before anything else goes on.
Can you do the gutters at the same time?
Yes. Doing them together means the drip edge and gutters get fitted to each other instead of to whatever was there before.
Will you work with my insurance company?
Yes, any carrier. After you file, we can meet the adjuster at the house. Coverage is between you and your insurer. We can’t promise what they’ll approve, and we don’t pay or waive deductibles. Kentucky law prohibits it.
Do you work in the towns around Versailles?
We’re based in Lexington, and we have a page for Frankfort too. Call and ask about your address.

Four rules. Every job.

  • Tell the truth. If it doesn’t need replacing, we say so.
  • Document everything. Every layer photographed before it’s covered.
  • Communicate clearly. You always know what’s next, and who to call.
  • Own the outcome. If something goes wrong, we make it right.
