The real questions about metal.

Including the ones a metal salesman tends to skip.

  1. Why do people choose metal?

Mostly durability and the look. Some homeowners want a roof that reads differently from every other house on the street. Businesses and building owners usually care more about durability.

Metal isn’t the right call for every roof or every budget. If shingles make more sense for yours, we’ll say so.

  2. How does metal handle Kentucky weather?

Snow and rain slide off metal easily. Wind performance depends mostly on the install: the fastening, the trim at the edges and ridge, and the underlayment underneath.

Hail is the one to think about. Hail can dent metal, and a dent can be purely cosmetic. Some homeowners and commercial policies don’t pay for cosmetic damage to a metal roof. If you’re switching to metal, ask your agent how your policy handles that before you decide.

  3. What should I ask any metal roofer?

    • Standing seam or exposed fastener, and why for this roof?
    • What goes under the panels?
    • How are the edges, valleys, walls and pipes trimmed and flashed?
    • What maintenance comes with this panel type?
    • Is the price broken out line by line, including trim and flashing?
  4. Do you do metal on commercial buildings?

Yes. Metal is one of the systems we install on churches, apartment buildings and offices. More on commercial roofing.

Two kinds of metal roof. Two different costs.

The biggest difference is where the screws go, and that drives most of the price difference.

Standing seam

The fasteners are hidden. Panels are held down with clips under the seams, and the seams lock together, so nothing goes through the face of the panel.

It’s the usual choice on homes and on any roof people look at.

Cost: more up front. You’re paying for the panels, the clips and more labor.

Exposed fastener

Panels are screwed down through the face, with a rubber washer under each screw head to seal the hole.

You see it on barns, outbuildings and some commercial or budget-driven jobs.

Cost: less up front. But those screws need checking over time, and some will need re-screwing or replacing. That’s a real cost, so compare the two over the years you plan to own the building, not just on day one.

Compared with shingles

Either kind of metal roof generally costs more up front than a shingle roof. People who choose metal are usually paying for durability and the look.

The exact price for your roof comes as a written, line-by-line price after the inspection.

Documented, step by step.

Adam Louis and Taylor Davis are some of the best people to work with. Great communication through the whole process and broke everything down easy to understand what was being done or needed to be done.

Adam's team came in early in the morning and worked fast and efficient getting the new roof put on just about a half of day. The yard was cleaned up nice and no signs they where here except for the advertisement sign in the front yard.

I would highly recommend undercover roofing just alone the price and honestly of these guys won me over.

I recently had UnderCover replace our roof, and we couldn’t be happier with the results. From the initial inspection with Christian to the final walkthrough with Adam their team was very professional and transparent. We received a fair, detailed quote and there were no surprises. They communicated every step of the way. The crew was efficient, completing the job in one day! They took great care to protect my landscaping. They really did an amazing job of the cleanup. I feel very blessed that we have our new roof it made our home look very nice. I highly recommend UnderCover Roofing.

Undercover Roofing just replaced my roof and did an excellent job. Their professionalism and communication was top-notch. Their workers were amazing. They knew exactly what they were doing. I was super impressed with their cleanup and their timely response in this huge job. I very rarely recommend companies anymore, but I was here for the entire process and witnessed the work ethics of the workers and the owners and highly recommend them if you have any Roofing jobs. They did an outstanding job and staying in touch with me the entire time Christian and Addam were both professional and amazing. I highly recommend this company.

Short answers.

Standing seam or exposed fastener?
Standing seam hides the fasteners and is the usual choice on homes and roofs people see. Exposed fastener costs less up front and is common on barns, outbuildings and some commercial jobs, but the screws need checking over time. We’ll recommend one for your roof and tell you why.
Why does standing seam cost more?
You’re paying for the panels, the clips that hold them down and more labor to install them. Exposed-fastener panels cost less up front, but the screws need periodic checks and some re-screwing, so compare total cost over the time you’ll own the building.
What does a metal roof cost?
It depends on the panel type, the size and shape of the roof, how much trim and flashing it needs, and what has to come off first. You get a written price, line by line, after the inspection, not a guess over the phone.
Is metal more expensive than shingles?
Generally, yes, up front. We’ll price it both ways if you want to compare.
Do you do repairs?
No. We do full replacements. If a repair is what the roof needs, we’ll say so.
Is there a charge for the inspection?
No. We inspect the roof, photograph what we find and walk you through it. There’s nothing to sign.

Four rules. Every job.

  • Tell the truth. If it doesn’t need replacing, we say so.
  • Document everything. Every layer photographed before it’s covered.
